Tamil Nadu RERA Project API
Yes. The LandLens RERA project API looks up any project registered in Tamil Nadu by its RERA number, project name, promoter or a phrase from the address, and returns the registration number, promoter, registration date, promised completion date, the planning and building permissions it was registered on, and links to the documents filed with it. Buildings and layouts on the current register and the older offline register are searched together. It costs 1 credit per answer, and nothing when no project matches.

A real answer from the API, trimmed for length: the address and the records list are left out, and three of the twelve documents are shown.
What it returns
One call. When several projects match you get the list; the best match also comes back in full as project.
| Field | What it holds |
|---|---|
project.rera_id | The registration number as the register prints it. |
project.project_name, project.promoter | The project and its promoter, as registered. |
project.registration_date, project.completion_date | When it was registered, and the completion date the promoter committed to. |
project.approval_details | The planning permission and building permission the registration was made on, with their numbers and dates. |
project.promoter_address | The address on the registration. On the current register this is the promoter's office, not the site. |
project.documents | The documents filed with the registration that we hold, each under the heading the filing gives it (registration_certificate, building_permit_letter, carpet_area_statement and so on), up to twelve. |
records[] | Every match when more than one project fits: rera_id, project, promoter, kind (building or layout), registered, completion and address. count and total_matches give the size. |
note | What a registration does and does not prove, to show beside the answer. |
Inputs
The JSON body of the POST is the arguments. Send query on its own for a number or a name; add promoter, city, type or year to narrow a broad search.
| Argument | Type | What to send |
|---|---|---|
query |
string | The RERA number (TNRERA/29/BLG/0368/2026, slashes or dashes), the project name, or a phrase from the address. |
promoter |
string | Promoter / builder / developer name, matched on its own |
city |
string | City or locality. Matched against the address text, since no city column exists. |
district |
string | District. Also matched against the address text. |
type |
string: all, building, layout | Building projects, plot layouts, or both (default all) |
status |
string: completed, not_completed | completed = the status text says completed or finished. not_completed = everything else, INCLUDING projects whose status the register left blank. |
year |
integer | Registration year |
source |
string: all, online, legacy | The current register, the older offline register, or both (the default). |
Code
Set LANDLENS_KEY to your key. In an AI app, connect https://verified.realestate/mcp once and ask in plain words instead. In Postman, download this API's collection, import it (File, Import) and set apiKey.

Is TNRERA/29/BLG/0368/2026 a valid RERA registration? Who is the promoter and when is completion due?
Your AI looks the project up and tells you the price first.
Responses
Every answer has the same envelope. What status can say for this call:
| status | What it means |
|---|---|
ok | One or more projects matched. Charged 1 credit. |
not_found | No project matched. Nothing is charged; try the project name or the promoter on its own. |
Where the data comes from
The Tamil Nadu register of real estate projects: building projects and plot layouts registered with the state's real estate regulatory authority, with the filings each registration carries.
12,832 projects on the current register (1,109 buildings and 11,723 layouts) and 14,366 on the older offline register, across Tamil Nadu.
The current register is read again about once a month, so a project registered this week may not be in it yet; the older offline register is closed and does not change. Each answer gives the registration date the register records.
Searched in our copy of the register, across both registers at once, matching the RERA number with or without dashes, the project and promoter names, and the address text. Documents are served from our own file host.
Who uses it
Buyers and brokers
Check the RERA number on a brochure against the register, and read the completion date the promoter actually committed to.
Home loan teams
Confirm project registration and the permissions it rests on before approving a project for lending.
Listing platforms
Show a verified registration badge on new project listings, and catch numbers that do not exist.
Analysts
Pull every project by a promoter or registered in a year, for supply and track record work.
Limits and good practice
- The register has no city or district field. city and district match the address text, and on the current register that address is the promoter's office, not the site.
- status not_completed includes projects whose status the register left blank.
- A registration is not a title check or a quality check. Run the encumbrance and approval checks separately.
- Agents, complaint orders and regularised layouts are a separate call, rera_check.
- The current register is re-read about monthly; a registration from the last few weeks may be missing.
Pricing
Each answer costs 1 credit. A search that matches no project is free. Credits come from the same LandLens wallet as the chat and the minis. How billing works.
For thousands of calls a month, a portfolio sweep or a platform built on these registers, we quote a customised bulk price, with invoicing to match.
Questions
Is there an API to verify a Tamil Nadu RERA number?
Yes. Send the number as query, with or without dashes, and the API returns the registration as the register records it, or not_found at no charge when no project carries that number.
Does it cover layouts as well as buildings?
Yes. Plot layouts and building projects are both searched, on the current register and the older offline register.
Can I find all projects by one builder?
Yes. Send the builder's name as promoter, and narrow with type, year or city if the list is long.
Does RERA registration mean the title is clear?
No. It means the project is registered with the promised completion date and the sanctioned plan on file. Title needs the encumbrance certificate and the title documents.
What about RERA agents and complaints?
Those are the separate rera_check call: registered agents, complaint orders and regularised layouts.
