Composite Value API: the guideline rate for flats and buildings
Yes. The LandLens composite value API returns the Tamil Nadu Registration Department's composite guideline rate, the rate per square foot of built-up area that a flat or building is registered on, for a street. Send the street and the village or locality and you get the matching street's 2024 rate, the other streets that matched, and the lowest and highest composite rate in its village, sub registrar office and registration zone. It costs 1 credit, waived when nothing matches.

What it returns
One call, one answer. found is false (status not_found, nothing charged) when no street matches.
| Field | What it holds |
|---|---|
street, village, sro, zone | The best matching register entry. |
rate_per_sqft | Its composite rate in rupees per square foot of built-up area. |
rate_year | The revision the rate belongs to. |
context.village, context.sro, context.zone | The lowest and highest composite rate in each, with the number of streets rated. |
matches[] | Up to 12 streets that matched, each with village and rate_per_sqft. Check the right one when there are several. |
Inputs
The JSON body of the POST is the arguments. Send a street, a village, or both. Both narrow the match best.
| Argument | Type | What to send |
|---|---|---|
street |
string | The street name, or part of it, e.g. Rajalakshmi Nagar. |
village |
string | The village or locality as the registration department names it, e.g. Velachery. |
sro |
string | SRO name, if known |

What is the composite guideline value for a flat on Rajalakshmi Nagar 3rd Main Road, Velachery? Is that high for the area?
Your AI finds the street's composite rate and compares it with the rest of Velachery.
Responses
Every answer has the same envelope. What status can say for this call:
| status | What it means |
|---|---|
ok | A street matched. Charged. |
not_found | No street matched, or neither street nor village was sent. Nothing is charged. |
insufficient_credits | HTTP 402: the balance does not cover the call, with the credits needed and your balance. |
Where the data comes from
The composite value register of the Tamil Nadu Registration Department: the guideline rate for built-up flats and buildings, published street by street.
17,009 street entries under 196 sub registrar offices, across all 11 registration zones of Tamil Nadu. The register covers the streets the department rates for buildings, which are mostly in towns and cities.
The 2024 revision, reviewed once a year against the department's published register.
The street is matched with dots, spaces and punctuation ignored (G.N. Chetty Road finds G N CHETTY ROAD). The exact name ranks first, then the plainest name, then the highest rate. Up to 12 matches come back so the right one can be chosen.
Who uses it
Flat buyers and builders
Work out the guideline value of a flat (rate times built-up area) before the stamp duty is quoted.
Lenders
Check that a flat's registered value is not below the composite rate for its street.
Property portals
Show the composite rate beside a flat listing's price per square foot.
Limits and good practice
- For built-up flats and buildings only. Land is rated by the guideline value register; use guideline_value.
- Rated by street. A street the department does not list for buildings returns not_found; try the nearest main road.
- A partial name can match many streets. Read matches and confirm the right one.
- The rate is per square foot of built-up area, not of the land share.
Pricing
Each call costs 1 credit, and nothing when no street matches. Credits come from the same LandLens wallet as the chat and the minis. How billing works.
For thousands of calls a month, a portfolio sweep or a platform built on these registers, we quote a customised bulk price, with invoicing to match.
Questions
Is there an API for the composite value of a flat in Tamil Nadu?
Yes, this one. It returns the composite guideline rate per square foot for the flat's street from the registration department's register.
What is the difference between composite value and guideline value?
The guideline value is the rate for land. The composite value is the rate for a built-up flat or building, land share and construction together, per square foot of built-up area.
How do I get the guideline value of my flat?
Multiply rate_per_sqft by the flat's built-up area. That is the floor the sub registrar applies; the deed registers at the higher of it and the price.
Which areas are covered?
All 11 registration zones of Tamil Nadu, 17,009 streets in all, mostly in towns and cities where flats are built.
